Asset Management

Asset management is the discipline of owning equipment and related physical assets across purchase, operation, maintenance, and retirement. In a plant that includes production machines, movers, tooling, and returnable packaging. A CMMS usually holds the maintenance plan. Finance holds the register. Operations needs a live place when the asset that matters is also moving or waiting on the hall.

Asset tracking answers where something is right now. Asset management answers whether it is due for care, underutilized, or ready to retire. An operational digital twin helps when those two questions must meet: an overdue preventive on a machine that production can already see stopped, or a truck that fleet management thinks is free while the hall shows it idle in the wrong bay.

Key Components

Asset register - Stable IDs, hierarchy, and criticality.

Maintenance plan - Preventives, corrective work, and spare needs in CMMS or ERP PM.

Utilization and condition - Runtime, faults, and location or state feeds where they exist.

Ownership - Who acts on overdue work versus who owns capital replacement.

Applications in Manufacturing and Logistics

Maintenance uses asset management to keep preventives honest. Logistics uses it when the fleet is the asset class under review. Production uses it when a stop should have been prevented. Placing due work on the hall next to live line state is the factory-management join described under preventive maintenance and the operational twin.

Benefits and Challenges

The benefit is fewer surprise stops and clearer spend. The challenge is keeping the register and the live floor in the same naming world, and not treating a CMMS export on a TV as finished asset management.

Frequently Asked Questions

Is asset management the same as asset tracking? No. Tracking is location and movement. Management is the lifecycle and maintenance plan. Plants need both when overdue work and live place collide.

Does a digital twin replace CMMS? No. CMMS remains the system of record for work orders. The twin places that plan on the hall.

Where does predictive maintenance fit? Predictive models read condition history. They still sit on top of basic asset management and, for hall-scale pattern work, on a dense spatial record.
